HUD Homes are homes that were originally financed with government insured loans, such as FHA loans, and have gone through the foreclosure process and are now being offered by the government through local Realtors to the public for sale.
Buyers MUST use an Approved Real Estate Agent to make an offer on a HUD home, and our office is an approved office for the entire State of Washington. If you are looking into buying a HUD home, your agent MUST work at an approved office to make a qualifying offer, and must use the appropriate paperwork and forms for your offer to be considered. We have been trained on the appropriate paperwork and the process, and I'd love to help you find exactly what you're looking for.
HUD Home sales are designed to promote home ownership, thus the normal process includes a 10-day "Owner Occupant Priority Period", where investors are not allowed to make offers on the property.
HUD home listings hit the market every Friday (For new listings), and I can send you a list of the currently available HUD Home properties. I can also tell you about special incentives that HUD offers Police officers and Teachers who buy a HUD home in the area in which they work (up to 50% off list price!)
